Eddie Berenbaum on What Creates Success in Real Estate

When you build partnerships with companies like we have at C21 Redwood Realty, whenever you see each other, it’s more like old friends meeting than two businesses formally greeting each other.

Contactually, whose contact management system is widely used in C21 Redwood, is one of those companies. We’ve known them from the start, and we have a wonderful working relationship. Recently, their founder, Zvi Band, invited our co-founder and President Eddie Berenbaum to sit down and chat with him about what creates success in real estate.

Eddie talked about why this business is his passion. The answer? He loves real estate, especially the effect it has on people’s lives. Making that personal connection is the focus, and he, Nick and Shawn have created a brokerage that keeps that personal touch and connected focus as the cornerstone of the business, for both their agents and their agents’ clients.

Why do real estate agents still matter?

Eddie notes that real estate is often the biggest economic transaction of people’s lives. And with all the risks, all the things that can go wrong, without a personal relationship with an agent you trust, few people would actually move forward with buying or selling a house.

The reverse holds true as well for real estate agents. While technology is evolving how we do real estate, it hasn’t changed the connection we have with our consumers. “You can’t sell a house without first developing a relationship with a consumer,” says Eddie. Keeping those relationships strong, even when clients aren’t actively buying or selling, is an incredibly important aspect of the real estate business.

A hallmark of an ambitious, successful agent is someone who is fully vested in their client and can also point out the natural urgencies in the marketplace so their clients can make the best decisions.

 Relationships are important for brokerages, too

From a business perspective, keeping a sound connection with your agents as a business owner leads to all-around greater satisfaction. The proof? Last year, C21 Redwood Realty had a 97% retention rate of its agents, while continuing to add to the number of agents and offices in its roster. Eddie puts that down to using tools like Contactually to consistently keep in touch with people, so everyone knows that they’re still top-of-mind.

Eddie, Nick and Shawn treat C21 Redwood Realty as an ongoing project, one that’s constantly changing, innovating, and evolving. While not all of our agents want to make the giant leaps that some evolutions require, we’re still there to give them the mild tweaks and support they need to avoid any adverse effects on their business. Eddie talks about one of our sweet spots as a company - taking an agent with 2-4 million in transactions and helping them build their business to 10-12 million in transactions.

Staffing is also key, and Eddie says everyone from the admins to the directors to the managers know they’re there to give people every opportunity to accomplish their business goals while maintaining and growing one of the top brokerages in the country. While many of our ideas come in-house, including directly from our agents, we also listen to industry leaders from across the globe, including the CENTURY 21 network and Inman conference attendees, to ensure we’re incorporating proven techniques that keep our agents at the forefront of their market.
